工作内容

  • 从事房地产买卖及租赁的中介、代理工作；
  • 根据客户的要求寻找合适的房子，并陪伴客户考察房子；
  • 提供相关资料及咨询，如房地产估价、交易程序及手续、法律咨询、办理银行贷款事宜等；
  • 协助买卖双方达成协议，签署合约，完成交易。

工作地点

公司、展示屋、外出（带客户看房子）。

所需知识/技能

  • 有关房地产的知识：房地产基本制度与政策、房地产法律、交易程序、合同、房地产估价、营销概念、银行贷款程序、税收制度、保险、消费者权益、地产经纪的道德与操守等；
  • 有关房地产评估和市场的知识：建筑结构、材料、识图、环境知识、市场走势及需求、金融、风水等；
  • 良好的沟通能力及交际技巧。

生涯途径

  1. SPM / 产业管理文凭或学位（不受马来西亚估价师及房地产经纪局承认）> 通过房地产经纪笔试（Part I & II Written Estate Agents Examination）> 两年工作经验 > 通过 Test of Professional Competence (TPC) 面试 > 向马来西亚估价师及房地产经纪局（The Board of Valuers, Appraisers and Estate Agents Malaysia）注册成为房地产经纪人 > 创业。
  2. 产业管理文凭或学位（受马来西亚估价师及房地产经纪局承认）> 两年工作经验 > 通过 Test of Professional Competence (TPC) 面试 > 向马来西亚估价师及房地产经纪局（The Board of Valuers, Appraisers and Estate Agents Malaysia）注册成为房地产经纪人 > 创业。

NOTE：马来西亚估价师及房地产经纪局承认之学位可于其网站查询相关列表。

NOTE：唯有向马来西亚估价师及房地产经纪局注册的房地产经纪人，方可自组公司进行房地产买卖，否则只能在房地产公司的授权下进行交易。

NOTE：非相关科系的毕业生可透过就读学院所提供的兼职课程，并接受马来西亚估价师及房地产经纪局考取该委员会提供的相关考核，包括法律、产业估价、产业管理、会计学、经济学等，通过面试即可注册成为房地产经纪人。一般需费时3至4年。

就业前景

近几年，我国房屋产业蓬勃发展，国人对产业的需求提高，而房产的价格也屡创新高。此外，相较于其他产业如汽车产业，房地产更为保值，因此许多人热衷于投资房子。然而，就马来西亚这个庞大的市场而言，目前却仅有约1千739名注册房地产经纪人，及1300余家注册的房地产公司，因此这个行业尚有发展空间。

由于经纪人没有底薪，收入完全取决于个人营业额，故收入极不稳定，可能完全没有收入，亦可能月入上万。一般上，经纪人所抽取的佣金由公司定下的比例分配，每间公司各有标准。

    Regardless of what degree you are in, you have to sit for the examination and interviews conducted by The Board of Valuers, Appraisers and Estate Agents Malaysia and then register yourself as real estate agent. You can contact The Board 03-2288 8815 / 8816 / 8817 for more information regarding the requirement to become real estate agent.

    i will finish diploma in business management (DBM) soon.. and i will continue my degree, most probably will oversea….

    You need to pass the Test of Professional Competence to get the real estate agent license, please consult The Board of Valuers, Appraisers and Estate Agents Malaysia for more information.

    May i know to get the estate agent exam, I must take a degree for it? Must study university or college for this course? Or i can get the exam from other way? What preparation or course I need to take for the exam? Where can I take the course others than university?

    You can take up property or real estate management course. After SPM, you can directly apply for diploma course. But if you want to study degree, you must have Pre-U or diploma. You can search for the universities from https://www.fsi.com.my/course/

    这课程通常都需要至少有SPM文凭及包括3科优等。

    Not really, but you have to get at least credit in Mathematics. You may search for the institution through https://www.fsi.com.my/course/

    也有私立大学在开办这课程。但根据本文的“生涯途径”，任何毕业生都不能直接注册为房地产经纪，需先拥有工作经验才行。不妨向估价师及房地产经纪局（www.lppeh.gov.my）询问受承认的课程。

    请问如果是要成为房屋估价师的话, 是不是读Property Management? 还有,如果是Property Valuer的话,只有本地大学的文凭受承认?我从这个website看..http://www.lppeh.gov.my/qualification.html..只有本地的受承认~私立的大学都不受承认的吗?

    Diploma in Estate Management offered by Imperia Institute (www.imperia.edu.my) is the only private internal diploma fully accredited by the Board in 2009 for future Registered Estate Agent.
    Her BSc (Hons) Real Estate Management & Development 3+0, a franchised degree from Liverpool John Moores University, UK is also the only private degree provisionally accredited by the Board in 2013, preparing the student to be future licensed Registered Valuer/Registered Estate Agent.
